FAQ
Common questions about Spokane property management
- When is the best time to lease our Spokane property?
- Spokane has a clear seasonal rhythm. Peak demand runs May through August, driven by university students, summer movers, and out-of-state transplants. Listing during those months typically means shorter days-on-market and higher achievable rent. November through February is the slowest leasing window — vacancies in winter often sit longer or lease at modest discounts. If a lease is ending in the off-season, we usually recommend either renewing the existing tenant or timing the next lease end for late spring of the following year.
- What is the Spokane Rental Registry, and how do we stay compliant?
- Spokane requires every rental property within city limits to be registered annually with the City. Registration covers basic property information, a designated local contact (which Atlasdair Management can serve as), and certification that the unit meets minimum habitability standards. Non-registered properties can face fines and may be barred from filing certain types of legal proceedings. For every property in our management portfolio, we handle the annual renewal so owners don't have to track it.
- Do we need a business license for our Spokane rental property?
- Yes — Spokane requires a business license for rental properties. However, if Atlasdair is managing on your behalf, your properties can operate under our business license, which removes that administrative step from the owner.
- How much can we raise rents in Spokane?
- Each year, the Washington Department of Commerce publishes the maximum allowable rent increase: 7% plus inflation, or 10%, whichever is lower. The 2025 cap was 10% and the 2026 cap is 9.683%. On top of the state rule, Spokane requires 120 days' notice for rent increases of 3% or less, and 180 days' notice for increases above 3%.
- What is the average rent for a 3-bedroom in Spokane?
- The average rent in Spokane for a 3-bedroom is $1,855 — under our management, our 3-bedroom average is $1,987. Pricing varies meaningfully by square footage, finishes, amenities, and recent updates, so we set rents based on a per-property comp pull rather than a flat market average.
