Spokane has a clear seasonal rhythm. Peak demand runs May through August, driven by university students, summer movers, and out-of-state transplants. Listing during those months typically means shorter days-on-market and higher achievable rent. November through February is the slowest leasing window — vacancies in winter often sit longer or lease at modest discounts. If a lease is ending in the off-season, we usually recommend either renewing the existing tenant or timing the next lease end for late spring of the following year.
What is the Spokane Rental Registry, and how do we stay compliant?
Spokane requires every rental property within city limits to be registered annually with the City. Registration covers basic property information, a designated local contact (which Atlasdair Management can serve as), and certification that the unit meets minimum habitability standards. Non-registered properties can face fines and may be barred from filing certain types of legal proceedings. For every property in our management portfolio, we handle the annual renewal so owners don't have to track it.

How much can we raise rents in Spokane?
