Move-in, simplified
Move in with little or no deposit
A traditional security deposit ties up hundreds or thousands of dollars for your entire lease. With Obligo, you can skip the big upfront deposit — connect a payment method and Obligo covers it, so your cash stays in your pocket.

Flex lets you split your monthly rent into two payments timed to your paychecks, so you can pay on time even in a tight month and skip late fees. (We still receive your rent in full at the start of the month — Flex handles the split for you.)

Do I have to use Obligo or Flex? +
No — both are completely optional. You can pay a traditional security deposit and pay rent the standard way if you prefer.
Are they available on every home? +
They're offered on participating properties. Ask about Obligo or Flex when you apply, or contact our office and we'll tell you what's available for your home.
With Flex, does my rent get paid late? +
No. We receive your rent in full at the start of the month — Flex simply handles your two-payment split behind the scenes.
Are there fees, and who charges them? +
Yes. Obligo's deposit-free options carry a smaller non-refundable fee, and Flex is a paid membership service. All fees are paid directly to the provider — they are not charged by or paid to us.
