Handing your property to a manager is handing over one of your biggest assets. The wrong choice is expensive; the right one is invisible in the best way. Here's how to tell them apart.
What actually matters
Look past the fee first and weigh the things that drive returns: local presence (are they close enough to show, inspect, and dispatch in person?), screening rigor, fee transparency (are all costs disclosed up front?), communication (do owners and tenants actually reach a human?), and documentation (how do they prove condition and settle disputes?). A low fee paired with weak screening or thin documentation isn't a deal.
Questions worth asking
How many doors do you manage, and how close is your office to my property? What's your screening process? How and when are owner distributions paid, and can I see reports any time? What exactly is your move-in condition documentation? How do you handle a rent increase or an eviction? The answers tell you fast whether a manager is running a real operation or winging it.
Where we stand
We're a veteran-led, locally owned team managing 200+ doors from our office in Spokane's Garland District — within about 20 minutes of nearly everything we manage. We document move-in condition with a 179-page, geo-tagged report (versus the industry's one-page checklist), and our pricing is laid out plainly. If those are the standards you're looking for, we'd like to talk. More about our team.
