The problem with a traditional deposit

A full cash security deposit ties up a big chunk of money — often a month's rent or more — right when you're already covering first month's rent, movers, and setup costs. That cash then sits untouched until you move out. For a lot of renters, the deposit isn't a dealbreaker because the place is unaffordable; it's a dealbreaker because of timing.

The alternative: a smaller fee instead of a big deposit
